Your neighbor's flood zone is not your flood zone

Flood zone is one of those phrases people treat as a neighborhood fact. It is not. It is a parcel by parcel determination, and two homes on the same street can carry different zones for reasons that have nothing to do with how nice either house is.

What it does not tell you

A general statement like this area floods or this neighborhood is fine does not tell you what actually matters, which is the FEMA flood zone designation for that specific parcel, and what that designation does to your insurance premium. Elevation, distance from open water, and even when a home was built relative to updated flood maps all factor in, and none of that is visible from the street.

Three homes near each other can carry three different flood realities:

  • A newer home built to current elevation requirements, with a flood zone designation and insurance cost to match.
  • An older home grandfathered under a previous flood map, which can mean either a break on insurance or an unpleasant surprise if the map gets updated.
  • A home whose flood zone designation changed after a FEMA remap, sometimes without the owner fully registering what that did to their premium.

The three questions that settle it

What is this specific parcel’s current FEMA flood zone designation? Not the neighborhood’s general reputation, the actual parcel lookup.

What would flood insurance actually cost for this address, with a real quote rather than an estimate? Waterfront premiums vary more than people expect, and a ballpark number from a general conversation is not a number to budget around.

Has this parcel’s flood zone changed in a recent FEMA remap, and is that reflected in the current listing information? Older listings sometimes carry outdated flood data.

Why I lead with this

Flood insurance is one of the real, ongoing costs of owning on the water, and it is also one of the easiest things to underestimate if you go in on a general assumption instead of an address specific number. I would rather you get a real quote before you are under contract than after.
