Motor yacht docked behind a modern waterfront home on a Fort Lauderdale canal

Depth is the other thing nobody verifies

Ocean access tells you a boat can get out. Depth tells you whether your boat specifically can get to the dock in the first place, and it is the number buyers trust the least reliable sources for.

What it does not tell you

A listing that says deep water dockage does not tell you the actual sounding at that specific dock, on that specific day, at that specific tide. Canal depth is not uniform even within the same waterway. It changes with dredging history, with silt buildup near seawalls, and with how close to the seawall you are actually trying to tie up.

Three docks on the same canal can have three different realities:

  • A recently dredged section with consistent depth well past what most boats need.
  • A section that has not been dredged in years and has silted in close to the seawall, even though the center channel is fine.
  • A dock in a canal that was never part of a maintained federal channel at all, where depth was never guaranteed by anyone.

The three questions that settle it

What is the actual sounding at this dock, not the canal in general? A canal being generally deep does not mean your specific slip is.

When was this section of canal last dredged, and by whom? A city or county dredging project years ago tells you less than you think about today’s silt buildup.

What is my boat’s actual draft, loaded, not the number on the spec sheet? Fuel, gear, and people change your draft more than people expect, the same way air draft gets underestimated with everything up.

Why I lead with this

There is no reliable area wide depth figure for almost any residential canal in this market. Anyone who quotes you one without a current sounding is guessing, even if they believe what they are telling you. I have never seen a listing remark that held up as a substitute for an actual depth check at the actual dock, and I do not treat one as reliable until it is confirmed that way.

If depth matters to what you are bringing to the dock, tell me the boat’s draft and I will help you figure out what to verify before you get attached to a property.

Thinking about buying or selling on the water?

Tell me what you want to be able to do from your dock and I will tell you honestly which canals work and which ones do not.
