Getting to the ocean
The canal network feeds the Intracoastal, and the most direct ocean route is Hillsboro Inlet to the north. From there the Intracoastal runs north toward Deerfield Beach and Boca Raton, and south through Pompano and Fort Lauderdale and on to Miami.
This is the shortest inlet run of the three markets, and for a lot of my buyers that is the entire reason they end up here.
The bridge question, honestly
No controlling fixed bridge has been identified on the principal Intracoastal and Hillsboro Inlet route. The inlet structure itself is an opening span, a bascule drawbridge with scheduled daytime openings.
But I want to be careful with this, because it is the single most oversold claim in this town: that does not make every Lighthouse Point home a no-fixed-bridge home. Interior addresses can still sit behind a local road bridge. The defensible version of the claim is narrower, and it is the one I will actually put in writing for you:
A direct Intracoastal-facing or canal property whose canal mouth reaches the Intracoastal without an intervening local fixed span can have a no-fixed-bridge route to Hillsboro Inlet, verified for that specific parcel.
Anything broader than that is a neighborhood reputation, not a fact about your house.
- Hillsboro Inlet A1A bridge closed clearance: [CONFIRM: reconfirm against current NOAA chart and Coast Pilot]
- Your address’s route to the inlet: [CONFIRM: address-by-address route audit]
Depth
There is no defensible citywide number for residential canal depth at mean low water. Seawall geometry, sediment and prior dredging make two docks a few houses apart materially different.
I will not tell you the canals here uniformly drop off quickly or slope gently, because nobody can honestly say that without soundings. The federal Intracoastal project is authorized at 10 feet deep by 125 feet wide, and that is a project dimension rather than guaranteed depth at every point and tide.
- Depth at your dock: [CONFIRM: sounding required, do not extrapolate from a marina figure]
Slow speed and manatee zones
The Broward FWC rule creates slow-speed protection around the Hillsboro Inlet and Intracoastal area. Finger canals are not automatically no-wake, since the manatee rule excludes tributaries and canals unless specifically described. That said, Lighthouse Point has historically emphasized wake-free behavior, and the sign at the canal entrance is what governs in practice.
Marinas and boat access
- PORT 32 Lighthouse Point offers wet slips and has been redeveloping around larger-vessel capability, with new wet slips designed for vessels up to 150 feet for in-water repair and refit.
- Lighthouse Point Yacht Club maintains a private marina as a membership amenity, along with dining, pool, fitness and tennis.
- Gulf Stream Boat Club operates a Lighthouse Point location at Marina Circle, which is a boat-club membership model rather than an hourly rental counter.
One thing worth knowing before you assume: a Yacht Club membership is not an HOA, and the two get confused constantly. They are separate questions with separate documents.
Ramps and beach, plainly
There is no verified city motorboat ramp in Lighthouse Point. The nearest verified major public launch is Alsdorf Park in Pompano Beach, on the Intracoastal at NE 14th Street.
There is also no Lighthouse Point Atlantic bathing beach. This is a canal and Intracoastal town, and the nearest municipal ocean beach is Pompano’s. I would rather tell you that up front than let you find out after closing.
Docks, seawalls and permits
Broward County Environmental Permitting has jurisdiction over aquatic and wetland resource licensing, including docks and seawalls, on top of the municipal building and engineering permits. A city permit alone never completes waterfront permitting.
Boat lift capacity is a structural question, not a shopping question. Capacity classes do not prove a given seawall and piles can carry the load, and typical installed capacity in this town is not something I will guess at.
- Lift capacity your seawall and piles can accept: [CONFIRM: engineering required]
HOA, roads and assessments
All three are parcel-specific here and none of them can be read off the street. Do not assume a road is private because it looks gated, or public because it is open. Status, dock restrictions and fees have to come from the recorded declaration, the plat, the tax bill and a title review.
- HOA status and dock approval authority: [CONFIRM: from the parcel documents]
- Road ownership and maintenance: [CONFIRM: plat and title]
Flood
The city tells owners plainly that it is flood-prone and directs them to FEMA mapping. There is no neighborhood-wide assumption to make.
- Your address’s flood zone: [CONFIRM: run on the current Broward and FEMA map]
- Your flood premium: [CONFIRM: address-specific NFIP and private quotes]
Fishing and diving
Hillsboro Inlet is the defining offshore access point. For reef and wreck coordinates, use the current FWC and Broward reef dataset, since FWC warns artificial reefs can shift, degrade, become buried or carry imprecise historical coordinates.
