What ocean access really means on a listing

Ocean access is one of the most flexible phrases in this business. It shows up on listings for homes that genuinely run clean to the inlet, and it shows up on listings for homes where you would need to drop your T-top and pick your tide. Both are technically telling the truth.

What it does not tell you

The phrase says a boat can get from that dock to the ocean. It does not say what kind of boat, how long it takes, or how many bridges have to cooperate along the way.

Three homes can all say ocean access and mean three different things:

• A direct run to the inlet with nothing fixed in the way.
• A route with opening bridges, which works for any height but adds real time to every trip.
• A route with one low fixed span, which permanently caps the boat regardless of anything else.

That last one is the expensive surprise, because it is invisible in photos and it does not usually appear in the listing remarks.

The three questions that settle it

What is the lowest fixed span between this dock and the inlet? Not the nearest bridge. The lowest one anywhere on the route. That is the only number that governs.

What is its clearance at mean high water, from a primary source? Listing remarks are not a source. Neither is a neighbor. Coast Guard notices, the federal bridge inventory and NOAA charts are, and they occasionally disagree with each other, which is worth knowing.

What is my actual air draft with everything up? Tower, antennas, outriggers, radar. People measure the hardtop and forget the rest, then find out on a king tide.

Why I lead with this

Because it is the one thing about a waterfront home you cannot renovate. You can redo a kitchen. You can rebuild a seawall. You cannot lower a bridge, and when you go to sell, every buyer with a taller boat has already skipped your listing.
